Reto

IFC Global Real Estate required a partner to team up in assisting IFC to evaluate financially and qualitatively several occupancy scenarios for its new headquarters including: stay at current building and expand, (ii) relocate to CBD, (iii) purchase vs. lease Costs and operational efficiency were also main drivers in this project.

Solución

CBRE and IFC engaged the market in a detailed and thorough process, taking into consideration relevant operational and business aspects such as: location of employees, location of clients, commute patterns, preliminary test layouts, and securities reviews between many others, with a result of a short list of 2 (two) final buildings: Torre Reforma and Torre Diana, both located at Mexico City's Reforma Avenue.

Testimonial

IFC selected Torre Reforma, a new trophy Class-A building on Reforma Avenue. Savings achieved against market were in the several hundred thousand dollars range as CBRE negotiated concessions with no precedent in the nearby market such as raised floor paid by landlord, rentable areas not included in the rent, period of free rent that exceeded common practice, amongst several others.
